It can be a very costly and take a huge amount of your precious time to get your roof repaired. And rather annoyingly roof leak repair it usually can’t be priced over the phone either. Difficulty Of Access
If you are living in a bungalow then access to your roof should be quite straightforward, however if you are in a two or even three storey building it can be much trickier. Anything higher than that and ladders aren’t going to cut it. You’ll need a cherry picker and straight away that will add a lot the total bill.
The slope of your roof will also be a factor. For example a flat roof is much easier to inspect and repair than a very steep roof.

Obviously it goes without saying that the more work and materials that are needed for the repair, the more it will cost. So replacing one roof tile may cost very little and can be completed in less than an hour.
But an extensive repair may require a lot of materials and a team of roofers over a period of a few days!
This is why it is important to conduct regular inspections of your roof. Especially after a storm, you should take a quick look for any obvious damage like a missing or slipped tile. Catching something like this early can save you a great deal of money in the long run.
Every year you should conduct a more in depth review of your homes roof and gutters to look for more difficult to spot issues like cracks or holes beginning to form.
The issue here is that water can leak into your roof for a very long time and do quite a lot of damage before you actually see any water appearing inside you home. In fact water appearing inside your home is already quite a bad sign of some fairly extensive repairs being needed.
The Type of Roof
When it comes to repair costs, the slope and pitch of your roof is a factor but more importantly is the type of material used. Repairing concrete tiles can be relatively cheap but slate tiles can be much more expensive and also require more labour hours.
Flat roofs can be even more expensive again especially if your flat roof is made of a metal.
Water Damage
If your roof has been leaking for quite a while without your knowledge then your roofer may uncover further water damage underneath your tiles. This will obviously add quite a bit more to your repair cost but is an important part of the process, as ignoring this could lead to a much bigger job down the road.
Water can also cause damage to your walls or ceilings. Black spots can appear in plasterboard, paint can start to bubble off of the interior walls and in extreme cases wooden rafters can begin to rot which would eventually cause structural problems.
